Some properties need a better view from up above. We use a professional drone or a pole to get a higher vista.
Nearly every person in Australia had to rent a place at some stage in their lives. You’ve probably picked a handful of suburbs with a few dozens of potential properties and browsed through them. Then another few dozens next week. And yet one more week with yet new inspections. After a short while, you are unable to distinguish one from another – the text is pretty much the same. The only thing that can help the property to stand out is its presentation – property photography portfolio. This is where real estate photographers step in. Even after a month, your brain will recognise the photo you have seen one day. Our mind works this way – using visual information. That is why photography, in general, is essential.
Ok, you need some photos, but do you need a property photographer? Just like any other profession, there are hundreds of little details that non-pro person is not aware of. Straight walls, lighting, correct exposure, white balance, composition, distortion, editing.
Most of the time the buyers will research your property via the internet, so it becomes critical to present the property well. Your property needs a wow factor – you need a house photographer.
Property Photography – Residential and Commercial
Obviously, the interior is the most essential part of your visual representation. That is why it is vital to get ready for the real estate photography session. Think ahead, which items add to the composition and vibe and which you should get rid of. Declutter as much as possible and make it look airy and fresh. Put some little things like a flower pot on the coffee table, a travel book on the couch and a few towels on the bed. All small details summed together create the atmosphere you need to attract the client. A potential buyer must feel like being at home just by looking at the photo – that’s our common task.
Another critical factor is to communicate the overall feel you want to achieve to the photographer. Show the strong sides, which need to be shown in the best way and accented. Show the downsides that need to be played down.
We will work together to create perfectly composed shots that you and your clients will love.
In general, for house photography, each room requires 3-4 pics. For those tiny or empty places, we can get away with two pictures. Sometimes it is a good idea to include an additional vertical photo, which looks great on mobile devices.
Gold Coast Real Estate Photos
Property photos include overview images, where the photographer uses a wide-angle lens. Also, it includes atmospheric and details shots created with a different type of lens, showing some interesting and unique features of the property. Typically, atmospheric photos are vertical and overview images are horizontal.
Natural Light is the best light available for any kind of photography. So, we will aim for the most natural-looking photos. The light outside during the day is much stronger than any light inside of the building. For this reason, the brighter parts of the picture, like windows, will look over-exposed or even white. To alleviate this issue, I create several photos and then blend them together for the most natural and inviting look. Alternatively, we could keep the windows over-exposed to hide or play down an unwanted view, like the brick wall.
In most cases, you will not need a lot of exterior images. For regular apartments, the standard practice is to include just one exterior shot. You may need more for the house: general exterior, the pool, the yard. Optionally, the client may want another shot for the garage.

Twilight Real Estate Photography Gold Coast
Twilight real estate photography for real estate is considered the prime service. There is, of course, a reason – with all lights on and with a colourful sky in the background, your house and the pool will look at least double price. The house instantly gains a resort-style vibe, rouses all those dreams of the luxurious life with the glass of wine by the pool and such. However, I must admit that there is not much reason to do twilight or sunrise photography for the apartment exterior.
The reasons for such properties could be if you’ve got an amazing outside view or you want extra warmth shining through the windows during the golden hour. The difficulty with the mentioned kind of photography is the short period of twilight and requires good timing and planning skills. A professional real estate photographer will help you get these images done right. Typically, we need 3-5 twilight photos in addition to the main package.
As a result of the order, you get:
- An agreed amount of shots, including the overview shot and atmospheric details.
- Quick turnaround – I typically deliver on the same night unless the photo shoot finished after 6 pm.
- Sky swaps, fireplace replacement upon request (except minimal packages).
- A download link with large and web sizes.
